The valuation and survey fees shown here are for work carried out by Colleys, the valuation and surveying service of Lloyds Banking Group, or by another valuation and surveying firm appointed by us.

For remortgages where there is no valuation or survey, we carry out an assessment of the property at no charge.


Valuation types

There are three types of valuation and survey

  • Valuation only - a brief report on the property and its market value.
  • Survey and valuation - gives guidance on defects and other issues which could affect a decision to buy. We base our lending decisions on the valuation aspects only.
  • Building survey and valuation - a detailed report on the condition of the property. We base our lending decisions on the valuation aspects only.

Fees

Fees are based on the property purchase price. Fees for a building survey and valuation are available on request.

The fee includes VAT (if applicable) and a £100 administration charge.

If the purchase price is discounted then the valuation fee will be based on the valuation figure. Prices correct at January 2011.


Revaluation fees

If the total loan (mortgage plus further advance) exceeds more than 80% (subject to standard lending limits) of the indexed valuation, and your client feels that the property value is higher, they may provide an estimated property value. A revaluation will be required to support the estimated property value being used. The valuation fee to be charged will be based on the estimated valuation keyed.

The fee must be paid in advance by the client before a valuer can be instructed.
